Residential block management 

Managing the communal areas of residential leasehold blocks through the collection of service charges from the lessees. Often acting on behalf of the Freeholder, Right to Manage Company, Residential Management Company or Residents Association.

Residential estate management 

Managing the communal areas of residential estates that have covenants owners have to adhere to when purchasing the property and pay a proportion of service charge for the upkeep of the communal areas.

Commercial Premises 

Managing the communal areas of commercial premises such as estates and office buildings involving leases/covenants through collection of service charges. 

Company Secretarial duties 

We provide Company Secretarial Duties which is included in the management fee for sites that we manage. Duties of the Company Secretary are: 
  • Maintaining a register of members, directors and recording any changes 
  • Completion and filing of the annual return 
  • Issuing notice of meetings and the Annual General Meeting 
  • Minute taking and distribution 
  • Share documentation administration (where applicable) 
  • Providing a registered office and company secretary 

Serviced offices 

We have a range of office suites and serviced offices available to rent at The Oast, 62 Bell Road, Sittingbourne, Kent, ME10 4HE. These are available on a monthly business licence and the rent includes rates, water, gas, electric, office cleaning, service charge, buildings insurance, WIFI and access to meeting rooms on a diary basis. There is also car parking with disabled spaces available.

When taking on the management of a site, our services can be tailored to meet the individual clients needs however, our services generally include: 

  • Handling the client trust bank account which is held in accordance with Section 42 of the Landlord and Tenant Act 2987 
  • Agreeing service charge budgets with clients and sending out service charge demands
  • Ensure collection of service charges and proceed with debt collection where necessary
  • Reconcile client bank accounts on a monthly basis
  • Provide information to accountants for the preparation of end of year accounts
  • Review and Renew service agreements with contractors 
  • Carry out quarterly site visits
  • Arranging Building Insurance/Management Liability Insurance/Public Liability Insurance 
  • Attending AGM meetings and Directors meetings – including out of hours (evenings/weekends) 
  • Organising Health and Safety Checks/Fire Risk Assessments
  • Section 20 consultation for qualifying works (Leasehold only) 
  • Liaising with Directors/Residents with any queries and responding to queries within a 5 working day period 
  • Company Secretarial Duties
  • Offer 24 hour contact to clients 
  • Online portal for owners to download and view information relating to service charge
